These terms and conditions outline the rules and regulations for the use of Sai Realtors’s Services & applicable charges for use of services.
By using services from Sai Realtors we assume you accept these terms and conditions. Do not continue to use Sai Realtors services if you do not agree to all of the terms and conditions stated on this page.
The following terminology applies to these Terms and Conditions, Privacy Statement and Disclaimer Notice and all Agreements: “Client”, “Customer”, “You” and “Your” refers to you, the person who uses services from Sai Realtors and compliant to the Company’s terms and conditions. “The Company”, “Ourselves”, “We”, “Our” and “Us”, refers to our Company. “Party”, “Parties”, or “Us”, refers to both the Client and ourselves. All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client’s needs in respect of provision of the Company’s stated services, in accordance with and subject to, prevailing law of India. Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to same.
Sai Realtors is a Proprietary firm, in business of providing consulting, brokerage and liasoning services involved in sale, purchase and leasing of immovable properties in and around Pune, Maharashtra, India.
Sai Realtors is RERA Registered Firm. We have office at 117, Shivhari Complex, Viman Nagar, Pune 411014, Maharashtra, India.

We use industry best practices and strictly follow rules and regulations applicable for our industry and as applied to businesses in India.
Sale & Purchase Service
Sai Realtors helps in matching right deal for its clients and ensure smooth deal from start to end when customer receives all the money or possession of properties. We use industry best practices and provide transparency and trust.
We coordinate with different involved parties on behalf of our customers and work in collaboration with them.
Our team of experts in real estate matters guide our customers in all steps to take correct decisions.
In consideration of our efforts customers are liable to pay our commission. Our charges are applicable to both seller and purchaser separately.
We do not charge any commission / fee from buyers if they are purchasing builder/developer property through us. We ensure best deal and transparency in all transactions.
For Resale properties our charges will be 2% of agreed sale price plus applicable government taxes, payable immediately on the day of registration along with final party payments/receipts.
Admin Expenses: This is applicable only /If either of the party withdraws the offer or cancels the deal after signing MOU/agreement and exchanging the token amount, even when the payments are yet to be cleared, In such instances, the cancelling party will pay a sum of INR 25000.00 to Sai Realtors as an admin expenses.
Sai Realtors helps in matching customer requirements for residential and commercial leasing’s.
In consideration of our efforts customers are liable to pay our commission. Our charges are applicable to both Licensor & Licensee separately.
Our charges will be one month of agreed Licence Fee plus applicable government taxes, payable immediately on the day of registration along with final party payments/receipts.
Sai Realtors is not in direct business of legal services. We work through panelled legal real estate experts and advocates.
If you seek Legal Services from us then you will be liable to pay our service fee though majority of this is coming FREE with Sale and Purchase services and Leasing Services . The service charges for different services are explained below.
Document / Agreement Writing: For any agreement writing/creation e.g. MOU, Agreement to Sale, Sale Deed, Leave and Licence Agreement etc. we charge INR 5000.00 per document. Also you are free to use your own lawyer.
Lawyer Fee: We will introduce you to lawyers on our panel and you are required to directly negotiate the terms and fee with them and pay them as per your agreement with them. This is FREE help and Sai Realtor’s would not be liable for any deficiency in services or issues between lawyer and you. Also you are free to use your own lawyer.
Sai Realtors will coordinate with any lawyer of your choice on your behalf and put all efforts to ensure smooth functioning. This service comes FREE with Sale and Purchase Services and Leasing Services.
Government charges like stamp duty, registration, document handling, out of pocket expenses etc. will be paid wherever required at actual in advance.
Title Search & Paper Notice: You need to engage lawyer for this service, if required. Some banks enforce this if you are taking bank loans from them. This can be negotiated along with Lawyer Fee. Sai Realtors will coordinate with lawyer of your choice on your behalf and put all efforts to ensure smooth functioning. This service comes FREE with Sale and Purchase Service.
Document Retrieval Charges
This service is required if documents are not available or needs to be completed for specific cases etc. Provisioning of documents is the responsibility of seller and any deficiency in documentation could lead to legal issues.
Usually we do not provide this service to our customers but in specific cases, on request of customer, we can extend help in getting this done. All the charges or pay-outs to third party will be paid in advance by the respective responsible party.
Third Party could be the builder, government records, revenue department, Registrar Office, Talathi office, Pune Municipal Corporation, MSEB etc.
Sai Realtor’s responsibility is to coordinate the activity between buyer and seller and Sai Realtors cannot be held responsible for non-availability of documents.
Please note Sai Realtor’s works on these requests on best efforts basis and DO NOT guarantee the completion of service and DO NOT commit any timelines, even after payments to third parties, as this is not in our hand and it is entirely depends on the performance of third party and the supporting documentation provided by the respective party involved.
We charge a nominal service fee of INR 10000.00 for this, payable in advance. In complex cases Sai Realtors reserve the rights to deny this service.
All our services fall in the category of Supply of Service under GST. Current applicable rate is 18% of Service charges. We only generate GST invoices, if you are GST assesse; please share your GST number along with GST certificate for invoicing and getting input credit.
We add 18% GST on and above all service charges, commissions, admin Fee, consultancy charges etc. mentioned in this document. Our GST Number is 27BAAPS4617L1ZE
We accept payments via following modes only. We do not accept any cash.
